About the HOA

Mote Ranch is a deed restricted community in Manatee County, Florida comprising of 791 homes making up 10 neighborhoods. Mote Ranch is managed by Resource Property Management, 2025 Lakewood Ranch Blvd, Lakewood Ranch, FL 34211. Phone (941) 348-2912. The Mote Ranch Home Owners Association is a ‘Not for Profit’ corporation managed by a Board of seven (7) elected Directors. Home owners are ‘Members’ of the association and enjoy a right to participate in all Board meetings and elect approximately ½ of the Board each year.

The Board of Directors has a fiduciary duty to act in the best interest of all home owners and is tasked with a primary duty to maintain the community to the standard at the time the developer turned over the property to the original HOA in 1994. Notwithstanding that over time the community evolves and its needs change, the HOA Board remains committed to its primary duty by providing the following services to HOA members:

  • Property Management, Legal and Accounting Services:
    • Budget planning & development, budget execution, monitoring & controls.
    • Accounting services, financial reporting & financial audits, accounts payable and receivables.
    • Insurance and insurance claims management.
    • Legal defense collections, & lien services.
    • Voting & election services.
    • Modification review and approval service.
  • Inspection Services:
    • Inspections of common areas and home owner properties (roofs, driveways, landscaping, mailboxes, dog barking, vehicles, and parking). See map.
    • Inspections for pests.
    • Inspections of pond and storm water drainage.
    • Inspections for recreation center property, pool water, pool pump, filters and pool heater. See data sheet.
    • Inspections for landscaping, irrigation pumps and watering delivery system. See map.
  • Repair and Maintenance Services for the common property
    • Maintenance and repair of the irrigation wells, sprinklers and underground irrigation pipes.
    • Maintenance of the water fall and bridge.
    • Tree Trimming, landscaping maintenance, annual mulch application and mowing of common grounds.
    • Maintenance and repair of ponds and storm water drainage.
    • Maintenance, cleaning and repair of the recreational center property and pool.
    • Routine Maintenance (lights, signs, handyman services).
    • Pest control.
  • Building and Grounds Supplies Inventory:
  • Office Clerical Services:
    • Communication and technology.
      • Manages the violation communication process.
      • Board meetings Agenda, meeting scheduling, owner communication, & official notices.
      • Website maintenance.
      • Board meeting minutes.
    • HOA Modification process.
    • Home rental agreement process.
    • Pool Rental Process.
    • Member complain and incident management process.
    • Coordinates the annual homeowner meeting.

2022 Board Priorities

  1. Financial Management & Transparency
  2. Repair Infrastructure; Document, prioritize repairs electrical, lighting, waterfall, etc. plan & execute repairs
  3. Contractor management; Review performance/costs, establish performance metrics, solicit proposals as required
  4. Develop a landscaping maintenance plan; address hedge buffers, select landscaped areas, review problem trees
  5. Improve homeowner engagement

2021 Board Priorities

  1. Implement budget spending controls and monitoring.
  2. Develop standard operating procedures.
  3. Complete a location based current situation analysis of infrastructure.
  4. Create a 10 year reserve fund ‘expected spending’ plan.
  5. Scrutinize spending to generate a 10% budget surplus to be used to bolster the reserve fund and/or pay down the recreational center loan.

From time to time, the HOA Board may create standing committees to solicit input for specific decision making purposes. Committees serve at the pleasure of the Board. There are currently no standing committees approved by the 2021 Board.
